I also use silicone spray after I let the seam sealer dry 24 hrs. I also carry a plastic tarp that is big enough to cover the entire tent ,when it looks like extended periods of rain. I've spent weeks in the Adirondacks, in the rain.And being wet takes all the fun out of it in a hurry. I've always had Eureka tents. Right now we have a Coleman Weathermaster that sleeps 8 and has 3 rooms (or it can be just one big room). We have had this for several years and never had a leak. I'm not suggesting you buy from REI, you can typically find the tents for cheaper elsewhere, but they do have an incredible return policy.
